Lettings & Management

As well as full management of your property during the tenancy, we provide you with hassle free services that will greatly assist your letting.

  • Collect rent and demand when necessary
  • Notify you if the rent is overdue or unpaid.
  • Prepare and send your sent statements outlining income and expenditure.
  • Send rent to your bank or building society promptly. Note that we will not be liable for any loss that may occur as a result of any delay in making payments.
  • Take responsibility for any general repairs and maintenance work that is required. (Agreed limit of £100). Note that in an emergency we reserve the right to carry out repairs even if the cost exceeds the agreed limit without reference to the landlord.
  • Russo & Lakha will visit the property every three months and provide you with written reports on the condition of the property. If you wish us to carry out any extra inspections, this can be done so at a cost of £25 + VAT per visit. Not that these visits will only identify visible or clear problems with the property. This will be no inventory.
  • Manage all deposits by visiting the properties at the end of the tenancy agreement and ensure that they correspond with inventories and /or schedules of conditions. Any deductions needed shall be organised through Russo & Lakha to ensure that the deposit covers teh tenant's share of the repair costs.
  • Return the deposit to the tenant at the end of the agreement after he/she vacates the property, provided that he/she has complied with the terms and conditions of the tenancy. Note that if you or a representative wish to view the property to ensure the condition, you must do so within seven days from the departure date of the tenant(s). If you do not visit the property within this period and we return the deposit, or part of the deposit to the tenant relying on our own inspection the return of the deposit will be final and binding on you.

Lettings Only Service

In addition to our lettings and management service we also offer a similar service on a Lettings Only basis, we will:

  • Advise you on the types of tenancy available for your property.
  • Advise you on the rent you can expect to receive.
  • Advise you on what furniture and appliances should be available in the property.
  • Provide you with detailed information on how we will advertise and market your property.
  • Ensure you are fully understanding of your responsibilities as a landlord under the proposed tenancy agreement.
  • Issue you with guidelines on the following regulations which you must comply with as a landlord:
  • The Furniture and Furnishings (Fire Safety) Regulations 1988 (as amended)
  • The Gas Safety (Insulation and Use) Regulations 1988
  • The Electrical Equipment (Safety) Regulations 1994
  • The Plugs and Sockets etc. (Safety) Regulations 1994
  • Arrange appointments for prospective tenants to view the property.
  • Consider and deal with any applications and take up references on prospective tenants and guarantors.
  • Please note that although we will make all reasonable enquiries to ensure the tenant is suitable, we cannot guarantee this.
  • Arrange for the drawing up of the inventory and/or schedule of condition.
  • Prepare and arrange for the completion of our standard tenancy agreement and any other documents, which are necessary.
  • Collect the deposit from your tenant(s).
  • Provide you with information about tenant(s) when handing over deposit(s).
