Accounts FAQs

What are the contact details for the accounts team?

Where’s my deposit protected?
We protect all of our deposits through MyDeposits, you will be provided with a deposit certificate in your move-in folder.
How do I get my deposit back?
You will be notified by My Deposits to accept the deposit release once your tenancy has ended.
How do I pay my rent?
You can do this by setting up a standing order through us. You can also receive payment links to pay your rent.

Guarantor FAQs

I would like to speak to someone at Loc8me regarding the progress/process of my Guarantor Agreement?
We’re available Monday - Friday between 9am and 5:30pm and on Saturdays between 10am and 3pm. Please give the relevant office number a call and ensure you have the tenant’s name and the property address to hand.
I have completed the forms and uploaded the documentation, is there anything else I need to do?
Once you have filled out the forms, there isn’t anything else for you to do. We will contact you if there are any issues with your form. We inform the tenants once everything has been completed.
My documents aren’t uploading, what do I do?
Check which browser you are using, the platform isn’t compatible with Edge or Internet Explorer, we recommend using Chrome. Check the format of the documents and that they are jpg or pdf these are the most compatible
What Documents Do I Need to upload?

Documentation Option A Option B I’m not comfortable uploading this information, what should I do?

We understand that we ask for a lot of information, this information is required in order to qualify you as a Guarantor. We need to ensure that you are in a position to accept the responsibility of a Guarantor. If you’re not happy with any of the information required or the status of the agreement, we do have other options, such as:
  • The use of an alternative guarantor
  • Guarantid.com - a company that guarantees the tenant in exchange for a fee
  • Paying rent upfront - Payment of the years rent in full at the start of the tenancy.
I don’t think I would qualify as a guarantor/I have exceptional circumstances that I would like to discuss?
We’re always happy to talk this through and discuss options and circumstances, we understand that everyone is different and we will do our utmost to cater to you and find a solution where any difficulties may arise, simply contact your local loc8me branch. Please make sure you include the tenants name and the address of the property in your enquiry.
How do I complete the form?
You will be sent an email that will contain a link to the Guarantor form, you will have access to the Tenancy Agreement and the Guarantor Agreement once you have created a password and signed in. From there you will need to read the documents provided and submit the information requested. Once you’ve submitted the information you will need to scroll to the signature panel on the agree- ment, this will be on the left hand side of the page.
What is your process for chasing unpaid rent?
Our usual process for the chasing unpaid rent is as follows:
  • Step 1 We will initially attempt to contact the tenant who has not paid their part of the rent.
  • Step 2 If we cannot contact or the tenant cannot pay their part of the rent we will contact the guarantor of that tenant.
  • Step 3 If we cannot contact either the tenant or the guarantor or if either cannot pay we will contact the other tenants on the tenancy agreement
  • Step 4 If we cannot contact the tenants or the tenants guarantor or none of them can pay we will contact all the other tenants guarantors
What does Joint and Severally Liable mean?
Where the Tenant is more than one person the Tenant’s covenants are joint and several. The expression “joint and several” means that jointly the Tenants are responsible for the payment of all rent and all liabilities falling upon the Tenants during the Tenancy or any extension of it.
Who will I be Guaranteeing?
Each tenant has their own guarantor, but guarantors are Joint and Severally Liable.
What is a Guarantor?
A Guarantor is someone who agrees to cover the Tenants rent if the Tenant cannot pay for any reason. The Guarantor is also responsible for covering any damages to the property.
What qualifies me to be a guarantor?
Our requirements to qualify for guarantor are that you are either - a) A homeowner within the UK with a reasonable source of income (Pension, employment, self employment) b) Are residing in the UK and earning 5x the annual share of the rent of the tenant you are guaranteeing. With this in mind, the documentation required is Proof of Homeownership/Address, Proof of income and proof of identity.

Landlord FAQs

How can I ensure my property is safe and compliant with laws?
loc8me regularly inspects your property to ensure it meets safety standards, including working smoke detectors, secure locks, and safe electrical systems.
How do I handle maintenance and repairs?
Promptly addressing maintenance issues is key to keeping tenants happy and preserving the value of your property. loc8me provides clear instructions on how to report problems and we have a reliable team of contractors for repairs.
Can you help with refurbishment works?
Absolutely! We know what tenants want and work with two great refurb companies, Project8 and Renov8 who can help transform your property into the best in the market accommodation.
How long will it take for my property to be advertised once I have completed the paperwork?
Instantly. As long as all the paperwork is in (including regulatory requirements) we will promote your property on our website, social channels and all other listing platforms we use.
Who deals with deposit disputes?
Deposits collected are registered and transferred to MyDeposits, a protection service for Tenants, Landlords and Agents. If we are managing the property for you we will handle any disputes on your behalf. If you manage the property then you will be responsible for handling any deposit disputes.

Overseas FAQs

What happens if I want to move out earlier than planned?
If you want to be released from your tenancy agreement, please contact your local branch to confirm this. Tenants in most cases will remain liable until a replacement tenant is found. We will assist you in finding someone to replace you on the tenancy by conducting viewings, advertising the property and organising the paperwork. It remains the responsibility of the tenant to find a replacement, however we will be here to assist.
Do I need a guarantor if I am an overseas student?

Yes, we would still require a guarantor that qualifies for the following:

a) A homeowner within the UK with a reasonable source of income (Pension, employment, self employment)

b) Are residing in the UK and earning 5x the annual share of the rent of the tenant you are guaranteeing. With this in mind, the documentation required is Proof of Homeownership/Address, Proof of income and proof of identity.

Alternatively, you can use a third party company such as Housing Hand, that will act as a guarantor for you.

How can I conduct a viewing if I’m not available currently in the UK?
A lot of our properties have virtual tours, therefore, you can view them online. You can always request a member of the lettings team to conduct a virtual tour for you as well. We want to ensure that you are confident when choosing your next home, therefore we will assist you as much as possible.
Is there any support available for overseas students adjusting to life in the UK?
Absolutely! There’s a few ways we can help when adjusting to life in the UK.

  3. Always speak with your university. There will be plenty of support available and societies before.

What do I get out of the partnership?
We aim to hit two pillars; brand awareness and loyal customers. You will be added to the ‘loc8me community card’. This is sent out to 6,700 loc8me tenants annually. We aim to promote all companies on the loc8me community card through our social channels and finally we announce our partnerships through email and whatsapp campaigns.
Is there any costs to be a partner with loc8me?
Being a partner is entirely free! Our partnership aims to provide loc8me tenants with unforgettable experiences for a discounted price. Our only request is to provide loc8me tenants with discounts or offers to your business.
What do I need to do to be a partner with loc8me?
Partnering with us is easy! Simply contact marketing@loc8me.co.uk and find out how we can work together.
What is a partnership with loc8me?

Tenant FAQs

What’s included in my loc8me house?
This can vary widely! Most properties are fully furnished, typically providing:
  • Major kitchen appliances
  • Seating
  • Dining table
  • Bedroom furniture: bed, desk, desk chair, wardrobe, and drawers
Some properties may also include small appliances like microwaves, toasters, and ironing boards. To confirm what’s included in your Loc8me home, be sure to check with your asset manager!
What types of accommodation do you offer?
We have a range of properties, from 1-bedroom studios to 19-bedroom mansions. Explore our range
What is the process for applying for accommodation?
It's as simple as 1,2,3...
  1. Enquire about one or more properties that you're interested in viewing.
  2. Attend the viewing and see your next future home in person
  3. Request a contract for the property. This would require us to know all the tenant's first name, email and phone number.
I have a maintenance issue, what do I do?
If you have any maintenance issues, please report this to us using the Book maintenance button.
Do I need a guarantor?
Each tenant will need a UK based guarantor that is either a UK homeowner or earns 5x the sum of an individual’s rent.
I am a student, do I pay council tax?
If you are a full time student throughout your whole tenancy, you are exempt from paying council tax.
What happens if I want to be released from my tenancy agreement?
If you want to be released from your tenancy agreement, please contact your local branch to confirm this. To be replaced on the tenancy agreement, there will be a £50 fee. Tenants in most cases will remain liable until a replacement tenant is found. We will assist you in finding someone to replace you on the tenancy by conducting viewings, advertising the property and organising the paperwork. It remains the responsibility of the tenant to find a replacement, however we will be here to assist.
Can someone live with me in a 1-bedroom property or studio?
In most cases, yes! Please speak with a member of staff to find out if the property you’re interested in allows dual-occupancy.
I don’t understand the Tenancy Agreement, what should I do?
Don’t sign an agreement that you don’t understand. Please reach out to your local loc8me team to assist or speak with your university.
Are pets allowed in the accommodation?
If you want a pet at your home, you will need to send a written email so we can forward it to the landlord. We will endeavor to respond within 5 working days with a response.
Can I extend my lease if needed?
We always give current loc8me tenants priority to sign for their property. 2 weeks before advertising your home, we check to see if you would like to live with us for another year!
Is there a utility cap?
We offer a generous utility cap for all of our properties. The cap varies on the amount of bedrooms within the property. To find out further details, please contact your local branch.
When is rent due?
The majority of our contracts consist of paying quarterly, in line with student finance. If you would like a different rent schedule, please get in contact with one of our members of staff, who will be happy to assist.
Are bills included?
If you opt-in for the bills-inclusive package, here’s what is included in the price:  
  • Water
  • Gas
  • Electric
  • Broadband
  • Content Insurance (for the majority of our properties)*
What happens if I don’t have a guarantor?
In some cases, landlords are willing to accept an up-front payment instead of a guarantor. An alternative option is to use a guarantor service that will act as a guarantor on your behalf for a fee.
Do I have to pay a deposit?
Most of our student houses are £150 per person. This is due upon signing the contract and covers any damages, arrears or over-usage of your utilities incurred at the end of the tenancy.
