loc8me are a specialist HMO/Student accommodation provider across the UK. Established in 2008 but a decade on, we now let and manage over 2000 properties and over 5000 students across multiple locations.

We place great emphasis on customer service, making sure our tenants feel truly at home. For a lot of students, moving into their first home is a huge step in their independence and we make sure we offer the best environment for them to grow.

For our landlords who entrust their properties with us, we make sure we look after them as if they’re our own homes. FAQ

Can I do my own maintenance?

Yes, however we recommend you leave it to us to arrange. We have great maintenance contractors who can respond instantly to any problems saving you the hassle. Don’t worry, we don’t spend large sums of money without permission but do request a £200 budget we can operate within.

Who deals with deposit disputes?

Deposits collected are registered with MyDepostis, a protection service for tenants, landlords and agents.

What happens if my tenants don’t pay?

We have an accounts team who make sure all rent is collected but each contract is backed up by a guarantor. In the very, very rare occasion this remains unsuccessful we can provide legal support options.

How will I know my property is being managed effectively?

We provide monthly inspections as well as an annual external audit. We make sure your property meets all regulatory requirements alongside maintaining the overall general health of it.

How long will it take for my property to be advertised once I have completed the paperwork?

Instantly. As long as all the paperwork is in (including regulatory requirements) we will get promoting your property on our website, social channels and all other listing platforms we use.

Are you accredited?

Yes we are UKALA accredited

Do students now expect all utilities included?

On the whole, yes! They want it to be effortless, quick and simple but we can help with that as we work with a provider that takes all your utility stresses away.

Can the tenants use as much energy as they want?

Nope! There is a cap for each tenancy which we monitor throughout the year. 

How much does it cost to maintain an HMO?

This can vary from year to year as you’re dealing with multiple individuals in one property. There is a combination of regulatory work and reactive maintenance issues that need to be accounted for but we can run through what to expect when we meet.

Can you help with refurbishment works?

Absolutely! We know what tenants want and work with two great refurb companies (Project8 and Renov8 who can help transform your property in to the best in the market accommodation.

Can you help me buy or sell property investments?

You betcha! Accumul8, our sister company, can help source and sell any investment you have.

Do you organise the council tax?

We arrange the council tax for you so you shouldn’t be burdened with it.

When will I get my rent?

Rent is paid monthly to landlords usually around the middle of the month.
