Property FAQs

What do I do if I want to serve notice?

Step 1: Get Everyone on the Same Page

If your tenancy is jointly responsible,  All tenants must agree on what happens next This could be:
  • Ending the tenancy completely, or
  • Exploring a Change of Tenancy (if some tenants want to stay)
Step 2: Give the Right Notice To end your tenancy, you must:
  • Provide at least 2 months’ written notice
  • Make sure your notice ends on, or the day before, your rent due date
Important to Know
  • All tenants should be included in the notice to quit email, as this will end the tenancy for everybody on the agreement
  • Incorrect notice may be rejected and delay your move out
Step 3: Submit Your Notice Send your notice by email to your local branch and include:
  • Full names of all tenants
  • Ensure all tenants are copied into the email
  • Property address
  • Your intended move-out date
We will allow a one working day cooling off period and consider booking a house visit with your asset manager or branch manager to discuss the next steps. Need Help? If you’re unsure whether to leave or stay, or want to explore your options, just speak to your branch - we’re here to help you figure out the best next step.

Who do I contact about utilities?

You can reach the utility department by emailing utility@loc8me.co.uk

What do you mean by ‘Fair Usage Policy’?
The Fair-Bills-Inclusive Policy applies to tenants whose rent includes utilities such as electricity, gas, water, and broadband. This policy is designed to ensure that utility usage remains reasonable and proportional. It provides tenants with peace of mind while protecting them from the risk of overspending on these services. Under the policy, a fair-usage allowance is set, which is the maximum amount tenants can use for these services without incurring additional charges. While the allowance is generous, it applies collectively to all tenants, meaning everyone is responsible for ensuring no one exceeds the limit. If the total usage exceeds the allowance, additional fees will apply. The allowance is typically calculated for a 12-month period, but if your tenancy is shorter, it will be adjusted accordingly.
