The Role – Assistant Branch Manager

As an Assistant Branch Manager, you will play a key role in supporting the day-to-day operation of the branch, with primary responsibility for managing the maintenance team, contractor relationships and maintenance delivery across the portfolio.

You will work closely with the wider lettings and asset management teams to ensure properties are well maintained, issues are resolved quickly and landlords and tenants receive a consistently high standard of service.

This is a hands-on leadership role for someone who is organised, confident and comfortable managing people, priorities and contractors in a fast-paced environment.

Key duties and requirements include:

  • Lead, manage and develop the branch maintenance team
  • Complete regular 1-2-1s, staff reviews and performance conversations
  • Manage contractor relationships, availability, performance and service standards
  • Allocate, monitor and follow up maintenance jobs
  • Ensure urgent and high-risk issues are escalated appropriately
  • Review contractor quotations, invoices, reports and completion evidence
  • Monitor maintenance costs and support effective budget control
  • Support the onboarding and training of new maintenance team members
  • Maintain clear communication between maintenance, lettings and asset management teams
  • Support Asset Managers with inspections, maintenance planning and landlord updates
  • Support the lettings team during busy periods, including move-ins, checkouts and property preparation
  • Help coordinate refurbishment works, compliance works and property improvement projects
  • Build strong relationships with landlords, tenants, suppliers and contractors
  • Manage maintenance-related complaints professionally and efficiently
  • Support compliance works, HMO licensing requirements and legal obligations
  • Assist with utility issues, in-tenancy processes and emergency maintenance situations
  • Support branch reporting, KPI tracking and operational reviews
  • Maintain high office standards, including organisation, upkeep and compliance
  • Oversee company vehicles, including MOTs, tax, servicing and general upkeep
  • Provide wider operational support across the branch when required

Role Details

  • Working hours: 9:00am to 5:30pm, Monday to Friday
  • 15 Saturdays per year, 10:00am to 3:00pm
  • Full UK driving licence required
  • Access to a personal vehicle preferred
  • Travel between loc8me cities may be required
