The Role – Maintenance Manager

We are looking for a Maintenance Manager to lead the delivery of our property maintenance service across South Wales. You’ll manage our team of Maintenance Operatives and make sure reactive and planned maintenance is completed safely, efficiently and to a high standard.

You’ll oversee workloads, priorities and workmanship, bring in external contractors where specialist skills or extra capacity are needed, and manage refurbishment and improvement projects from start to finish. We’re looking for someone practical, organised and solutions-focused, who takes ownership and isn’t afraid to challenge poor workmanship.

This is a unique role where you will be covering our Cardiff, Swansea and Aberystwyth portfolios.

Key duties and requirements include:

  • Leading, supporting and developing our team of Maintenance Operatives, and promoting a professional, customer-focused approach when working in occupied properties
  • Allocating workloads and priorities, and monitoring productivity, quality and completion times
  • Carrying out spot checks and quality inspections, and making sure any remedial work gets done
  • Overseeing reactive and planned maintenance so jobs are prioritised and completed on time
  • Regularly reviewing outstanding jobs to spot delays, recurring issues and anything needing escalation or extra resource
  • Diagnosing more complex maintenance issues, agreeing the right repair solution and identifying preventative maintenance to reduce repeat repairs
  • Deciding whether work should go to the in-house team or an external contractor
  • Sourcing, instructing and managing contractors, including checking insurances and competency
  • Inspecting completed works and approving them for payment only when the job is done right
  • Carrying out property inspections to spot defects and future works before they become costly
  • Managing refurbishment and improvement projects from scoping and quotes through to snagging and sign-off, coordinating operatives, trades and contractors to keep projects on time
  • Monitoring project costs, progress and workmanship, handling variations and keeping clear project records (quotes, approvals, progress updates, photos and completion information)
  • Making sure all work is carried out safely, with risk assessments, method statements and safe systems of work in place, and without compromising fire, gas, electrical or water safety compliance
  • Managing maintenance tickets on our CRM, keeping jobs updated and closed promptly
  • Reviewing and processing maintenance invoices, querying any discrepancies and keeping accurate records to support financial reporting
  • Monitoring maintenance spend to make sure works deliver value for money, and flagging overspends early
  • Using maintenance data and trends to identify recurring issues and find ways to improve efficiency and reduce cost
  • Reporting on outstanding maintenance, team workload, contractor performance and key risks

Essential skills:

  • Strong practical knowledge of property maintenance and repairs
  • Experience managing tradespeople, maintenance operatives or a similar operational team
  • Experience overseeing reactive and planned maintenance workloads
  • Good knowledge of refurbishment and experience managing improvement or remedial projects
  • The ability to prepare scopes of work, assess quotations and manage costs
  • Excellent organisational skills and the ability to juggle multiple priorities
  • The confidence to inspect and snag works and challenge poor-quality workmanship
  • Commercial awareness and confidence managing contractors and spend
  • A good understanding of health and safety in property maintenance
  • Strong communication, leadership and people-management skills
  • A practical, solutions-focused approach with the confidence to make decisions
